What moves the price
- Access — a truck that cannot get near the house adds hours to every load
- How much decking turns out to be soft once the covering is stripped
- Permit and inspection fees, which vary more between towns than people expect
- How many old layers have to come off before the new one goes on
- Whether the valleys, drip edge and step flashing are being replaced or reused

They also drive ember risk, which is why vent screening and Class A assemblies matter more here than the colour of the covering.
Expect a small percentage of breakage on any tile job. An honest quote says so and prices the replacements.

Questions about price
How long does a re-roof take?
Two days is typical for asphalt. Add days for steep pitch, multiple layers to strip, tile work, or a roof with a lot of valleys and penetrations.
What happens to my information?
It goes to a maximum of three roofing contractors working in Corona, and to nobody else. We do not sell it as a mailing list and we do not post it anywhere public. Our privacy policy sets out exactly what is shared.
What if the decking is rotten underneath?
Some of it usually is. The important thing is that the price per sheet is agreed in writing before the tear-off, so the conversation on day two is about quantity rather than rate.
